The Seed Habitat is a wellness retreat center specializing in boutique, sustainable, and intimate retreat hosting. We support retreat leaders by providing luxurious accommodations, awe-inspiring practice spaces, ceremonial areas, gourmet meals, and travel planning support. Additionally, we offer wellness and concierge services. Whether you need a weekend escape or a month-long YTT immersion, our eco-estate invites guests to reconnect with nature and provides a calm space for yoga, meditation, writing, or plant medicine experiences.

What’s included in the retreat?
Our standard retreat experience includes:
- Shared accommodations
- Three gourmet vegetarian meals per day
- One herbal tea service daily
- Access to the yoga shala and garden facilities
- One complimentary Temazcal (Mayan Sauna) session
- High-speed Wi-Fi and drinking water
- Marketing support: sharing of your retreat content in our social media
- Yoga shala and all props use
- Exclusive use of our entire estate

Travel and Accommodation
What are your travel recommendations?
We recommend that guests arrive early or the day before the retreat to ensure a smooth transition to Lake Atitlán.
- Flights: Arrive at Guatemala City’s Aurora International Airport (GUA).
- Shuttle options: Travel to Antigua or Panajachel, with shared shuttles that include a stopover in Antigua, or take a private door-to-door shuttle. We can support you with your booking needs.
- Arrival day: We can arrange a private boat from San Marcos or Panajachel between 2 PM – 6 PM.
What accommodation options are available?
Our eco-estate offers three beautiful properties:
- Seed Villa: 4 bedrooms, sleeps 10, with a rooftop yoga shala and panoramic views.
- Violeta Cottage: 2 bedrooms, sleeps 4, surrounded by tropical gardens.
- Mimosa Casita: 1 bedroom, sleeps 3, with a bamboo loft and private gardens.
We can accommodate up to 17 guests across these homes.
What are the meal options?
Meal options:
- Three meals per day: Vegetarian, prepared from scratch with local seasonal ingredients.
- Two meals per day.
- Two meals plus a morning smoothie.
Meal schedule:
- Breakfast: 8 AM – 9 AM
- Lunch: 12 PM – 1 PM
- Dinner: 5:30 PM – 6 PM
Wellness and Experiences
What wellness services do you offer?
We offer onsite holistic services, including massages, bodywork, and therapies. We’ll help you curate the right mix for your group.
Can we organize ceremonies?
Yes! We offer:
- Psychedelic plant medicine & sound journey ceremony

- Sweat lodge ceremony
- Mayan fire ceremony
Policies and Miscellaneous
Do you allow pets?
Unfortunately, pets are not allowed on the property. Thank you for your understanding.
What is your photography policy?
Photography and video shoots must be pre-approved. We kindly ask that you tag us and share media taken onsite.
What’s your plant medicine policy?
Plant medicine ceremonies must be facilitated by recognized practitioners and pre-approved by The Seed. Safety measures and emergency protocols must also be in place.

What is the weather like?
The weather at Lake Atitlán is temperate, earning its nickname, “The Land of Eternal Spring.” Days are typically warm, and nights can get cool, so we recommend dressing in layers.
During the green season (May to October), you can expect rain, often in the afternoons or evenings, so be sure to bring a poncho or umbrella. The roads in Tzununá are mostly unpaved, so closed-toed shoes are recommended for easier walking.
How is the Wi-Fi and Internet Connectivity?
We are proud to have been the first home in Tzununá to carry fiber optic internet. However, like many places in Central America, power outages can occur, which may affect the speed and availability of our Wi-Fi. We do our best to ensure connectivity, but we encourage our guests to enjoy moments of digital detox when the opportunity arises.
What is the room distribution for retreats?
Here is the room breakdown for each of our eco-homes:
The Seed Villa: White Room (First Floor): 3 twin beds, access to a bathroom with a hot shower and tub. This spacious room offers two walls of windows, filling it with light and views of the garden, lake, and volcanoes. Green Room (Second Floor): 1 queen bed + 1 twin bed, ensuite bathroom. The room features large windows looking out over the gardens and mountainside. Blue Room (Second Floor): 2 twin beds, private patio with lake views, and a private bathroom with a hot shower. Red Room Master Suite (Second Floor): 3 twin beds, panoramic lake views, and a luxurious private bathroom with a large tub and shower. This room was designed for stargazing at night.
Violeta Cottage: 2 bedrooms, each with 2 twin beds (can be configured as king beds). The cottage also offers a cozy living room with a fireplace, a full kitchen, a veranda, and a garden space. The outdoor bathroom features a beautiful antique bathtub.
Mimosa Cottage: Mezzanine bedroom with a double bed and a cozy indoor living area with a sofa bed. The bamboo-built cottage includes an indoor-outdoor kitchen and bathroom with a compost toilet. Private gardens surround the cottage, creating a secluded retreat.
Can we drink the water in the houses?
Yes, we provide filtered water throughout the property. In the main kitchen, there is a UV, carbon, and ceramic-filtered water tap that is safe for drinking.
