The Seed’s 2.5-acre estate was designed, built and planted by a family; a labour of love to create a unique space to pursue a conscious, sustainable lifestyle – living, learning and working in nature.

Explore our three exceptional eco-homes: Seed Villa the spectacular four-bedroom villa with rooftop terrace, Violeta Cottage, the beautiful two-bedroom house and Mimosa Casita the 100% bamboo one-bedroom cottage.

Across a pioneering four-bedroom main villa and two charming cottages, The Seed’s unique, energy-efficient properties unite luxury with sustainability; contemporary architecture with traditional craftsmanship; local materials with world-leading sustainable systems; and indoor and outdoor living.

Championing bamboo, palo santo and albaricoque, they are operated with solar hot water and sustainable grey water and compost systems. With spectacular design details from statement staircases to custom-made baths and verdant terraces, each celebrates its unique location: designed around breath-taking lake views, night-time stargazing spots or tranquil hillside hideaways. The result is three remarkable, distinctly different properties.

The Seed Villa

The centerpiece of The Seed, our architecturally unique, extravagant four-bedroom villa was designed to rejoice in its remarkable location and seamlessly integrate indoor and outdoor living. The energy-efficient house enjoys light, space, a strong connection with nature and abundant entertaining opportunities.

With sweeping ceilings, hand-sourced tropical hardwoods and full-length retractable windows that open onto a wraparound terrace, outdoor living and dining areas and tiered gardens, it enjoys a professional kitchen, three expansive bedrooms, three bathrooms, an office or fourth bedroom, a first-floor terrace and a spectacular, 100m2 rooftop yoga shala with panoramic lake views.

Extraordinary in setting and structure alike, served by our greenhouses and edible gardens, and operated with solar hot water and sustainable greywater and compost systems, the 10-person-capacity The Seed Villa is a breathtaking family house like no other.

Violeta Cottage

Surrounded by strawberries, medicinal plants and fern-filled shade gardens is beautiful two-bedroom casa, Violeta Cottage. A vast patio and outdoor lounge leads to a cosy living area with wood-burning fire and a full Palo-Blanco-finished kitchen.

Here guests will find a bright dining area and idyllic bamboo bathroom, alive with growing plants, and a unique, antique outdoor bathtub. Upstairs, two double bedrooms are filled with light and peaceful tropical garden views.

Mimosa Casita

Constructed entirely from sustainable bamboo, one-bedroom Mimosa Casita enjoys independent access from the road and enchanting private gardens bursting with hibiscus. A shaded patio with porch and swing leads into an indoor-outdoor kitchen, and a cosy indoor living and dining room finished with quaint local furnishings. A paradisiacal indoor-outdoor bathroom features living plants, tropical hardwood and a discrete compost toilet.

Upstairs, find the mezzanine double-bedroom: a tree-top bamboo hideaway. Our houses can be rented separately, or hired together.

The Seed - 3 Casas

Rent the entire property of The Seed for your next retreat, group event or family gathering. Offering 3 Eco-Homes, over 2.5 acres of organic gardens with panoramic views of Lake Atitlán, a natural plunge pool, rooftop yoga shala, traditional Mayan temazcal sauna and sound dome. Each element gives guests access to an enhanced, healthier way of life. The Seed is an endless intimate spots for practice, teaching and private reflection on-site, we are wonderfully well set up for and well-versed in hosting retreats and courses.

Comfortably sleeping 17 across our three properties, with potential to accommodate more, The Seed is perfectly placed for groups to gather, practice and learn; for family holidays, couples’ getaways and individual escapes; for organic farm-to-table dinner parties, events and weddings; and to experience the magic, outdoor, adventure and cultural activities, and spectacular natural surroundings of Lake Atitlán.

Each one of our loyal, local team of chefs, gardeners and housekeepers has been personally trained, ready to operate retreats and events and welcome groups of all needs. All systems are already in place, and we offer a range of adaptable, specialist organic menus. As well as daily housekeeping, we can arrange babysitting and airport shuttle and local transport services on request.
